If you are an employer, or someone in control of premises, including landlords, you must understand the health risks associated with legionella. ACOP L8 is the legislation which governs the responsibilities of employers with premises where water is used or stored and where water droplets can be created or transferred and therefore inhaled – causing a risk of exposure to legionella bacteria. You are responsible for ensuring every building you manage has a valid risk assessment. It should be reviewed regularly to identify any changes or invalidity.
The risk assessment comprises of a site survey by one or two of our risk assessors. We risk assess all the domestic water systems in place and ensure that important data and pictures are collected. This risk assessment will allow us to fully understand the water system on site and assess any tanks as well as pipe work and other assets which are examined as part of the risk assessment. Where we conclude that there is no reasonably foreseeable risk, or the risks are low and are being properly managed to comply with the law, your assessment is complete. Existing controls must be maintained, and the assessment reviewed regularly in case anything changes in your system. Where issues are identified with the water system we can complete a full survey of the problem there and then and put a proposal together for the different corrective options along with costings.
